General terms and conditions of sale (for the gîte)

Terms and conditions of sale are never very fun, but they are always there to preserve the proper functioning of an establishment.
So, for a pleasant and trouble-free stay, please read the following carefully:
THE RESERVATION
The reservation is only final upon receipt of the signed reservation contract accompanied by a minimum deposit of 50% of the amount of the stay which will be cashed upon receipt. As long as the contract and the check validating the reservation have not reached us, the cottage remains available for rent and can be rented by the first person who pays their deposit.
THE SECURITY DEPOSIT
A security deposit of €500 is required upon arrival and will be refunded upon departure, less any deductions for damages and the value of any missing or damaged equipment. (Check or cash)
THE HOUSEHOLD DEPOSIT
At the end of your stay, the premises must be returned in the same condition as they were found upon arrival. Therefore, if the equipment and premises are not cleaned or are not cleaned satisfactorily, the necessary cleaning will be charged according to the scale indicated on the contract, i.e., €60, and the cleaning deposit will not be refunded.
THE HOUSEHOLD
As you know, a gîte is not a hotel. At the end of your stay, the premises must be left in the same clean condition as upon arrival.
Otherwise, please note that if the cleaning of the equipment and premises is not done or is done unsatisfactorily, the cleaning necessary to restore them to a usable condition will be systematically charged according to the scale noted on the contract, i.e. €60.
To avoid any disputes at the end of your stay and to ensure clarity and avoid phrases like "there's cleaning and then there's cleaning" or "there's clean and then there's clean," here's what you absolutely must do before leaving:
Bedroom: Arrange the folded duvets and pillows properly on each bed after shaking out the mattress protectors. Wash the sinks and accessories, countertops, faucets, and tiles if necessary. Clean the floor (don't forget the corners, under the beds and wardrobes) and then mop.
Bathrooms: Clean the shower, sink and tiles if necessary with an appropriate product (don't forget the hair in the drains). Wash the floor.
Toilets: Clean and disinfect the toilet bowl, rim, and cistern with appropriate products. Do not use bleach-based products. Wash the tiles on the sides of the toilet and clean the floor. Empty the bin, clean it and the brushes.
Kitchen: Clean all cooking equipment, ovens, stove, and work surfaces, inside and out. Clean the refrigerator (inside and out), which must be emptied of its contents. Clean the sink, tiles, and faucets, and finally, thoroughly clean the floors.
Outside: Sweep the terrace if necessary and pick up papers, cigarette butts and other debris around the perimeter.
If you bring your own sheets, please provide one set for a 160cm bed , one set for a 160cm sofa bed, and one single set for the single bed.
You must equip each bed with a duvet cover that completely covers the duvet (220x240) . (If using a sleeping bag, also use a pillowcase and a fitted sheet.)
If it is found that the duvet is being used as a bed without a cover, the cleaning of each duvet will be charged at an additional €25.
You must do these things yourself:
Clean the kitchen appliances (the refrigerator and the oven).
Replace furniture and objects that have been moved.
The dishes must be clean and put away (do not leave them in the dishwasher).
Please sort and empty the rubbish before you leave, and clean the barbecue.
pick up the papers inside and around the cottage.
ECOLOGICAL RESPONSIBILITY:
Water is life, it is precious, let's save it.
It is absolutely forbidden to light an open fire anywhere on the property or in the surrounding area.
If the indoor fireplace is used, the tenant must clean it before leaving.
Under no circumstances may the tenant take wood from the woods to burn in the fireplaces or on the barbecues without the owner's permission.
No papers or waste of any kind may be left in the woods and on the Estate.
Payment upon arrival and the fixed tourist tax
If full payment was not made at the time of booking, payment upon arrival is a courtesy and a sign of honesty. The balance of the stay will therefore be due upon arrival, with the deposit paid at the time of booking being deducted from the price of the stay. A flat-rate tourist tax of €1 per night per person aged 18 and over applies (reminder: Tourist tax is a local tax that the guest must pay to the owner, who then remits it to the tax authorities).
If the number of people arriving at the cottage exceeds the accommodation capacity, the owner is entitled to refuse entry to the additional people. This refusal cannot in any way be considered as a modification or breach of contract initiated by the owner, so that in the event of departure of a number of people greater than those refused, no refund can be considered.
THE CURRENT SITUATION
An inventory will be taken upon arrival and departure. Any loss or damage will result in compensation being deducted from the security deposit or credit card imprint.
CONDITIONS in case of WITHDRAWAL
More than 120 days before the start of the stay, the deposit is retained. Between 30 and 119 days before the start of the stay, 50% of the total cost of the stay will be required. Less than 30 days before the start of the stay, the full amount is due.
Any cancellation must be notified by registered letter.
INTERRUPTED STAY
All booked stays, whether commenced or not, are payable in full. No refund will be given for any reason. No reduction will be granted for late arrivals or early departures.
SELF-MANAGEMENT
The cottage is rented with bedding (duvet and mattress protector), kitchen equipment, crockery, without sheets or linen, all in accordance with an inventory provided.
You must bring toilet paper, rubbish bags (50 litres), coffee filters, dishcloths, sponges and cleaning products…
We can provide bed linen, towels and dish towels.
The bed linen set (double bed: 1 duvet cover, 1 fitted sheet, 2 pillowcases 65x65) is €10, the towel set (1 towel, 1 bath sheet, 1 hand towel) is €10, the set of 3 tea towels is €3.
DOMESTIC ANIMALS
Pets are accepted subject to prior agreement from the owner and payment starting at €8 per night. The owner reserves the right to refuse the pet if it disturbs the peace or safety of the property.
However, pets must not be left alone in the cottage and must always be supervised in the garden . Given the risk of flea infestation, they must not come into contact with the bedding.
INSURANCE
The tenant is responsible for all damages caused by their actions. They are advised to take out liability insurance, covering personal injury and property damage for all members of their group, for the duration of their stay. The owner accepts no responsibility for theft or damage to the rented premises.
HEATING (Pellet stove)
To limit consumption:
A few simple rules: The heating is set to 20°C, and water is included in the rental price. To maintain this temperature, please avoid leaving the water running unnecessarily. To save on heating costs, please do not leave doors and windows open.
For any additional heating level requests, there is a surcharge of €2.50 per degree per day. A quantity of pellets is provided for your stay. For safety and quality reasons, it is forbidden to use pellets from outside the property. We will provide them upon request.
Internet connection
If using the internet connection at the cottage, the tenant agrees to comply with the laws regarding downloading and accessing websites.
In the event of a request from the competent authorities, the owner of the gîte will provide the contact details of the tenant who benefited from said connection.
Reminder of the INTERNAL REGULATIONS
The owner reserves the right to access the cottage at any time.
For safety reasons and out of respect for others, smoking is prohibited on the premises; cigarette butts and other litter must be picked up.
The bins must be used with plastic bags and must be emptied regularly into the containers (to avoid overflows and odors).
Do not take indoor furniture and bed covers outside.
Do not move the beds.
Do not use bleach or bleach-based products for your household cleaning (because of septic tanks).
Lights and electrical appliances must be switched off when leaving the cottage.
If towels have been provided, do not use them outdoors.
First, put all the equipment and furniture back in its original place.
Children are under the sole responsibility of their parents or guardians.
Any damage will be charged at the replacement cost for missing items or damaged equipment. This amount will be deducted from the security deposit.
If you have any suggestions or criticisms regarding these guidelines, they will always be welcome.

Internal regulations
Brindille Room (pets not allowed)
While we look forward to welcoming you to Clos de Marenla, it is good to remind you of a few rules specific to our guest house.
Every guest at our bed and breakfast must accept these internal regulations, which are essential for the proper functioning of the establishment, whether it concerns safety rules or etiquette.
Our guesthouse, Le Clos de Marenla, is neither a hotel nor a public place. It is a private residence where we live as a family. Therefore, it is not open to the public. You also cannot invite your family or friends, even if you rent a room with us.
We welcome you to our home so you can enjoy the surroundings and our hospitality during your holiday on the Opal Coast. We have one guest room and a self-catering cottage. You won't be alone, so we invite you to spend a few days with us in a spirit of conviviality, openness, discovery, and respect for our guests and the property. Enjoy all the living spaces available to you while respecting everyone's privacy.
Your arrival
Our aim is to welcome you in the best possible conditions. Therefore, we invite you to schedule your arrival between 4:30 pm and 7:00 pm.
For late arrivals, anything is possible provided there is prior agreement.
Late or early arrivals, for example to drop off luggage in order to visit the neighborhood with a less vulnerable vehicle, are subject to prior agreement.
Departures
On the last day, departures are no later than 10:00 am. We are not hospitality professionals, we need to be able to have the necessary time to offer the people who arrive next the most welcoming accommodation possible.
Breakfasts
Breakfast is served inside or outside the house if the weather permits, between 8:30 and 10:00.
The communal table (excluding set menus)
If you would like to have dinner on the evening of your arrival, please let us know when you make your reservation. We would also appreciate it if you could inform us of any food allergies.
The room
Our room has been carefully decorated and prepared to ensure every guest feels comfortable. We invite you to take care of this living space where you will be staying. Other visitors will follow and appreciate it as you did.
The room is not intended for doing laundry or eating meals…, noise must be moderate from 10 p.m.
Visitors can also access free Wi-Fi. Illegal downloading and streaming are prohibited.
While it is traditional for visitors to put away bedding, belongings and clothes, their hosts make a daily cleaning round, including emptying the bins and renewing the linen if necessary.
We invite you to keep an eye on your belongings: valuables (jewelry, multimedia devices, various means of payment, etc.) should not be left in the room or in parked vehicles, as the hosts decline all responsibility in the event of the disappearance of these items.
It is strongly advised against drying laundry on windowsills, jumping on beds, or cleaning shoes with the provided linens. Any intentionally soiled or damaged items will be subject to your own financial compensation.
General provisions
In accordance with Decree No. 2006-1386 of November 15, 2006, smoking is prohibited in all communal areas. Therefore, the entire establishment, including guest rooms, is non-smoking. Le Clos de Marenla is equipped with smoke detectors and fire alarms.
In order to protect minors, the sale of alcohol is prohibited to minors under 18 years of age.
We ask our guests to dress appropriately on all occasions, and to wear appropriate clothing and shoes when moving around in common areas.
The client agrees to return the room in perfect condition at the end of the stay and to declare, and financially assume, any damage for which they may be responsible.
Children on the property are the sole responsibility of their parents.
The kitchen is not left at the guests' free disposal; if it is essential to put a medicine or a particular food in the refrigerator, this will of course be possible.
Finally, although we love animals, none of them will be able to stay at the house with you, for reasons of hygiene and safety.
Flights and accidents
The owner declines all responsibility in case of theft or personal injury occurring on the property.
In case of lost keys, a flat fee of €50 per key will be charged.
Reservations
The reservation becomes effective once the client has sent the owner a deposit of 50% of the total price of the stay. The balance, along with the tourist tax, is payable upon arrival by check or cash (no credit cards).
Ecology
We are committed to safeguarding our planet and wish to contribute to environmental protection by minimizing the footprint of our guesthouse's operations.
Simple and non-binding measures can make a big difference.
We therefore rely on your cooperation to:
Avoid leaving lights on unnecessarily.
Do not leave the water running and moderate the flow rate when showering.
We kindly ask you to only flush toilet paper down the toilet; other waste should be disposed of in a separate bin.
